Is this a concern? And if so, who to call to fix?

Trying to clean up the garage and do some organizing. We noticed that the bottom of the walls looks in rough shape. We are not sure why it looks like this considering that we have not seen any water in the garage ever, as it is at ground level and attached. Furthermore, is this a concern or just looks bad? Does it affect the cinder block foundation? And if so, who to call to fix? Are we talking about a very expensive fix or a small job? TIA!

The odd thing is that this is an external wall, and there is no basement below this area. This is also happening to an internal wall shared with the kitchen but to a much lesser degree. We have not seen any water in this are in the 6 years we have been here either.

Is there someone in particular that should be called to discuss this type of damage?


Our painters fixed a similar mess on the walls in our ex-garage (we recently sold the house). I can't really judge from the photos, but it looks superficial rather than structural from what I can see.

We had a similar problem on the exterior of our garage. It is likely just cosmetic

Yes! Our realtor recommended Majestic Painting (Bernardo Lopez - owner). They painted the garage and pretty much our entire interior before we put the house on the market. We were very, very happy with the work. Honestly, Bernardo is a perfectionist. It's really only 1 team (all family members of Bernardo), so he oversees work directly - all of the time. We had estimates from 3 other companies and Bernardo's price was about in the middle - definitely not more expensive than the usual teams used in M/SO.

Looks like efflorensense [sp?] Moisture migrating in. You see it all the time in bsmts. Causes the cement plaster to release from the block or to powder up. If it wire brushes off, you can always Dri-lock it which is more of a cosmetic solution.Maybe build the outside up and pitch it away from bldg.?


Just clean it up the best you can. Then leave it alone. It is only the garage. If there is some moisture it's better to let it dissipate rather than to seal it in or have it collect and come out somewhere else.


It looks entirely cosmetic only. Likely moisture wicking-up through the cinder block foundation and popping-off the plaster. Unless you see cinder blocks start to separate from each other I won't worry about it.
