Water Pressure Problem

Water pressure in the basement measured 108-110psi, so I turned the pressure down on the regulating valve.  Pressure on the 1st (slightly above ground) and 2nd floors is way down but the pressure on the ground floor and basement is still at 108-110psi.  Is this a faulty regulator or some other problem.  Regulator is a 5-year-old Wolverine brand.  TIA


Water pressure should be consistent throughout the system.

It sounds like you are having a FLOW issue, probably due to an obstruction somewhere in the 2nd floor plumbing system. Sometimes when you mess with old valves in the basement, particles are released that wind up clogging shower heads and faucet aerators. This is most likely what is causing low flow upstairs.

Also it sounds like the regulator is bad if the pressure doesn't decrease when you turn the screw counter clockwise.


Thank you, Plungy.  I don't know anything about plumbing, but it sounds like it probably is a flow problem.  We turned the screw counter clockwise on the regulator a lot and the pressure on the upper floors went way down, but it stayed at about 108psi on the basement and ground floors.  When we turned the screw clockwise for a bit more pressure on the upper floors, we got more pressure on the upper floors and the lower floors stayed at 108-110psi. The hydrants were flushed about a week or two ago, so maybe that clogged the strainer in the pressure regulator, killed the regulator completely and/or clogged the system somewhere.
